You may want to stay in your home for the rest of your life, or your plan may be to purchase a house, improve it, sell it at a higher price and then move into the home of your dreams. Here are five warm weather projects which can help increase the value of your home.
- Improve Your Landscape
Studies have shown that people will pay more for a home if it is in an attractive setting. This means having a lush green front lawn (and back lawn if you have one), a flower garden, and attractive trees.
Trees can be planted on the west side of the home in order to provide natural shade. This looks attractive and can help reduce the cost of air conditioning.
Flower gardens or lawns should not run right up to the sides of the home. Instead, create a two-foot rock barrier between the foundation of your home and your garden or lawn. This will help keep your foundations from being damaged by roots or pests and help prevent water entering into the crawlspace.
- Install an Automatic Sprinkler System
The best time to water grass and flowers is in the morning when the air is relatively cool. By installing an automatic sprinkler system, you can set it to water at the best time, and not have to worry about missing a day.
Don’t water during mid-day, as the water will evaporate too quickly, and if you water at night the rain stays on the blades of grass and flower leaves too long and may cause plant diseases.
- Install Exterior Lighting
Place inexpensive, solar-powered lighting along your sidewalks and next to your garage. These devices look attractive and increase safety.
A variety of companies sell stake lights which can easily be placed on either side of your sidewalks. Solar powered lights will come on as soon as night begins to fall.
- Install an Automatic Garage Door Opener
If you have a garage, it’s a great idea to put in an automatic garage door opener if you don’t already have one. Potential buyers will love the ease and security that it provides.
- Add a Deck
Sitting out on the deck having a barbecue and enjoying the evening is a great way to enjoy warm weather. Add a deck to the front or rear of your house or even both!
